75 feet of grade change in one block. 

 

A 75 foot grade change across the full city block led to the terraced concept. The office plates are kept super narrow, allowing for great daylight penetration from window walls overlooking the Port Orchard Bay below, and balanced by linear skylights over the circulation corridor.

Green roofs add foreground to the views from the offices, and hold rainwater, before overflow is piped to exterior cisterns located under the exit stairs, and finally cascading down the steep grade to final retention. This system results in no more water leaving the site than if left totally undisturbed, although the site is almost entirely covered by building.
